How to read these figures

The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and adjusted for the season. It covers all homes, not just the ones that sold, so it moves slowly. It is the best single number for “what is a typical Marietta home worth.”

Median sale price is the middle price of homes that actually sold that month. For one city it jumps around: Zillow’s figure was $490,000 in April 2026 and $435,000 in January 2026. Read the trend over several months.

Days to pending counts the days from listing to an accepted offer. Marietta’s figure swings with the seasons: 61 days in December 2025, 27 in March and June 2026, then 45 in August.

The FHFA House Price Index tracks repeat sales of the same homes with mortgages backed by Fannie Mae and Freddie Mac. FHFA does not publish an index for the city alone. It does publish one for the Marietta metropolitan division, a federal statistical area named for the city. Its all-transactions index rose 0.51% in the year to the second quarter of 2026; its purchase-only index, adjusted for the season, rose 1.29%. The index measures change, not price.

The Census Bureau’s 2023 American Community Survey five-year estimates put the median value of owner-occupied homes in Marietta at $401,100. That survey asks owners what they think their home is worth and covers 2019 to 2023, so it runs below current market figures.

  • Your county value and sales history: the Cobb County Board of Tax Assessors publishes assessed values and handles appeals, 770-528-3100.
  • Is it in the city? Our building permits and zoning guide shows how to check the tax district. A Marietta mailing address is not always inside the city limits, and that changes the tax bill and the school district.

Method

Zillow figures are taken directly from Zillow’s public CSV files for the row “Marietta, GA” (Cobb County). Year-over-year changes compare the same month a year earlier. FHFA changes compare the second quarter of 2026 with the second quarter of 2025 in FHFA’s quarterly file. We do not adjust, forecast or blend any of these figures.
