Where it is
The city’s 2022 Comprehensive Plan (PDF) names the Franklin Gateway area and says it “addresses the need for a targeted restructuring of the land use patterns along Franklin Road that began with the passing of a redevelopment bond in 2013 and the establishment of the Gateway Marietta CID in 2014.” The street is Franklin Gateway on current maps; the plans call it Franklin Road.
The city and Cobb County share a planning study here. The city’s Franklin/Delk Road LCI page says it began in 2005 as the Delk Road Transit Oriented Development study, was renamed in 2009 with “the redevelopment of the land uses along the Franklin Road corridor” as its focus, and was expanded in 2011 “to include portions of Powers Ferry Road.”
Property in the Gateway Marietta Community Improvement District pays an extra 5 mills in addition to the city’s 31.122, according to the Cobb County Tax Commissioner’s 2026 rate chart (PDF). See our property tax guide.

How we drew this area
The area is the city parcels along and near Franklin Gateway, Cobb Parkway South and Delk Road west of I-75, plus the city’s land just east of I-75 in the south of the city. The plans name the district but do not publish a parcel boundary, so edges are approximate. School and ZIP shares count every parcel in that area in the city’s parcel data on Oct. 5, 2026; apartment counts come from the city’s subdivisions and apartments layer on the same date.
