Where it is
The city’s local Downtown Marietta Historic District covers the Square and the commercial blocks around it, and the city’s historic districts page sends owners there to the Historic Board of Review before exterior changes. In this guide, downtown means that district plus the few blocks between it and the North and South Marietta Parkway loop. Church, Cherokee, Roswell, Atlanta, Powder Springs and Whitlock streets all start at the Square.
The city’s 2019 Envision Marietta LCI update calls the Downtown District “an active, successful community center” and focuses its recommendations on placemaking and infill, “particularly along North and South Marietta Parkway.”
Downtown parcels split between two ZIP codes in the city’s parcel map: 30060 (65%) and 30064 (27%). Property in the Downtown Marietta Development Authority district pays an extra 1.272 mills in addition to the city’s 31.122, according to the Cobb County Tax Commissioner’s 2026 rate chart (PDF). Details are in our property tax guide.
Schools
Downtown is inside the city, so it is served by Marietta City Schools. The district has one sixth grade academy, one middle school and one high school for the whole city; only the elementary school changes by address. The share column is the share of downtown parcels zoned to each school in the city’s parcel data, and the score is the school’s 2025 College and Career Ready Performance Index (CCRPI) from the state’s School Grades report.
| Level | School | Share of downtown parcels | 2025 CCRPI |
|---|---|---|---|
| Elementary | A.L. Burruss Elementary, 325 Manning Road (report card) | 64% | 93.3 |
| Elementary | West Side Elementary, 344 Polk St. NW (report card) | 34% | 91.8 |
| Sixth grade | Marietta Sixth Grade Academy (report card) | All | 82.2 |
| Middle | Marietta Middle (report card) | All | 78.6 |
| High | Marietta High (report card) | All | 79.8 |
Families can apply for a different elementary school through the district’s choice program, Nov. 1 to 15. Registration, the magnet school and the board calendar are in our schools guide.
Home values
The typical home value was $344,408 in ZIP 30060 in August 2026, down 1.43% from $349,422 in August 2025, and $494,697 in ZIP 30064, down 0.38% from $496,560, according to the Zillow Home Value Index. The index is a modeled typical value for the middle third of homes, not a sale price. Both ZIP codes stretch far beyond downtown, so neither figure describes the Square alone. The citywide figure for Marietta was $471,117, down 1.17% on the year. More in our home prices guide.

How we drew this area
Downtown here is the city’s local historic district plus the parcels within a few blocks of the Square that fall outside the neighboring districts. School and ZIP shares count every parcel in that area in the city’s parcel data on Oct. 5, 2026, including commercial parcels. Store locations are © OpenStreetMap contributors.
